Right, so this is Bargoid.
They've done a lovely job on Bargoid with all of this flat pavement and all the rest of it.
And then Covid came and I think it just messed everybody up didn't it?
Right, I'm interested in a shop in this area.
I don't want to be up... there's the St David's.
I don't want to be lower than that, right?
And I don't want to be further up than Barnardo's.
So if you've... I think it's Barnardo's.
If you've got a shop by here, £300 to £400 a month, I'm in the market for it, OK?
There's lots of little shops here.
Now I'm going to be a massive one because they've got this thing by here but they wanted like £1,200 last time I looked for that in Bargoid.
You're not going to make that many in a bloody month in Bargoid.
But I've got some families that would help run it here as well.
And this is where I want to be, where the bus stop is.
If I'm further up by Gregg's at the top, it's going to push the rateable value up because you've got Gregg's up there, Morrison's, it's going to push that up, alright?
I don't think there's any rates in this part of it.
I'm not sure if there's any rates in Bargoid, is there?
I don't know.
I'll have to find out.
I'll have to ring anyway.
I'd always ring and double check.
But this is where I'd want to be on this patch.
I call it a square.
It's not really a square.
It's more like an oblong.
But this is where I'd want to be.
So if you know you've got a property and you want a long term tenant in it, the sustainable,
the one that I looked at before that we were going to have before Christmas, I can't remember what we did.
What did we do?
Oh, we ended up having Bryn Maw, which was going to be for storage, but we had a girl that was going to run it, didn't we?
And I wanted the one up there, which is up for sale now, there's still nobody in there.
To be honest, we've seen the back wall of the property.
You'd need a builder to buy that with cash because the wall is hanging out at the back.
So there's a massive structural issue with that.
But I would have had that, moved straight into that.
We needed it for storage at the time.
And it had a back entrance, I think, as well.
So that would have been easy for us.
Oh no, did it have steps at the back?
I can't remember.
Anyway, anything would have been easier than what we were doing.
So we ended up having Bryn Maw instead.
We used that as a shop rather than storage.
It was still pretty full, you know, compared to what, you know, because it was only a little shop.
And it was a shame, really.
It was down that side road.
If it had been lower down, I think we'd have been alright.
But I wanted the one up here.
But it took so long to sign the contract.
We'd agreed on £5.50.
And I came back and I was like, I'm not paying £5.50 because there's, like, within the amount of time it's taken you to come back with the paperwork.
You know, the area is depreciated in shops.
I think Ford shut.
I said, I'll give you £300 to £400.
And they were like, oh, no, no, can't do that now.
I said, well, that's the offer.
You know, we're not going any higher for this area.
Which is a shame because I would have taken it on.
I would have taken it on.
And I'd have been happy with it.
But there is structural issues there at the back.
So you're going to need a bill.
There was cash for that.
It's going to be an auction job or something like that.
And that one, like, I think they wanted £1,002.
I don't know what they want for it now or whether the council have taken it over and doing tables or something last time I was here.
Nobody was in there because the tables were like £25 a day.
Well, you're lucky if you're going to make that embargo today on a little table in there.
Of like, craft items.
But there's no window protection.
You've got £1,200 to rent that.
There's no window protection at all there and you need it.
You know, I think if you haven't got your window protection, you need to have your rent straight away.
You know.
So yeah, this is where I want to be, guys.
We could be maybe one down from the St. David's Day because it's still in the area.
But anywhere else, like down the bottom, would be no good.
It's just too far.
You know, people are just... this is the low... like I said, it's not just location.
It's location within the location as well.
Astrid Monack.
Their prices for rent are dearer than blooming.
I've got a bench in front of me.
Yeah.
Good job I checked.
They're dearer than Blackwood.
I don't even know where their footfall is on the Caerphilly Borough Council list.
They're actually dearer than Blackwood, their rents are.
Crazy.
Crazy.
Well, I've got to go because there's a bus looking at me a bit funny.
